Fisher Gold Bug
Many real estate investors enjoy "flipping houses," or buying and selling houses quickly for profit. Not all locations are fixers. But without rehabbers make millions turning ugly houses into dollhouses. On the other hand, some inexperienced investors lose money buying houses that do not include any benefits.
If you want to start investing in real estate fixing and flipping houses, you want to know what type to buy property.
Three tips to help you find PERFECT ON THE BAY
1. Know your market
Your first task, exploring your market, helps you know when a house to negotiate an element. Watch many houses for sale in your area. Keep track of sales and how long homes take to sell. Ask to the sale of real estate agents on the conditions of these sales because this helps you understand how sellers market their property (some of this information is released). For example, if a seller paid closing costs for the buyer, not the price increase of input prices accordingly? Alternatively, the seller lowers the price and also pay for the buyer?

2. Know When "Ugly" Means "Gold"
When you start in real estate "flipping fixers" business, you want to look for houses that were work only cosmetic. You Search homes that just need cleaning, painting and new flooring. Use your imagination to see these houses. Try to visualize the finished dollhouse as you look at structural features and the surrounding houses. Make offers on the ugliest houses in decent neighborhoods.
Do not be afraid of stinky houses that show horribly. Search for fixers with peeling paint, holes in the wall, stained carpeting, and garbage in the yard. Remember, these houses are not good for most buyers, but other real estate investors see them as gold mines.
3. Know When "Ugly" means "no thank you"
When you are new to property investment, remember not your limit. Use caution when considering houses that need structural repairs. Some rehabbers replace walls, plumbing, beams, basements and electrical systems. These experienced real estate investors acquired those skills after years of experience or who have money to pay for professional help.
If you find a house with structural problems, get estimates from reliable contractors to work. If the walls have cracks and too many results, you may need to hang new sheet rock or plaster to hire a professional Refinisher. Check for signs of plumbing problems such as water stains under sinks and loose, and get estimates for repairs professional. Taking into account the estimates of professionals before deciding whether to buy or an investment property. Any expenditure reducing your great ultimate benefit.
